Järfälla Municipality is an expansive municipality where more people will share existing infrastructure while new infrastructure is being built. In Barkarbystaden, a completely new, modern district is emerging with housing, commerce, workplaces, and a new subway station that strengthens Järfälla's already good communications. Today, about 320 people work in the Community Building Administration, and we act on behalf of the Technical Committee, the Environmental and Building Permits Committee, and the Municipal Executive Administration. Together we create the future Järfälla – a place for everyone.

The Property Department consists of about 50 employees and is responsible for approximately 430,000 m² of premises, schools, preschools, cultural and sports facilities, as well as care and nursing homes, of which over 100,000 m² are rented premises and apartments distributed over nearly 200 agreements. We need to recruit an experienced In/Leaser with group leadership responsibility for about 4 employees.

The department consists of 3 units; in addition to the management unit, there is also a project management unit responsible for renovations and extensions, as well as a customer and technology unit. The department is characterized by a good atmosphere, development with the customer in focus, and employees with high competence. As we have actively worked on this, we can now reap the rewards with high employee index and high customer satisfaction.

JOB DESCRIPTION

The position is divided into two parts; 80% leasing and 20% supervisory role. The position is subordinate to the head of the management unit.

As an In/Leaser, your role will be central. You will primarily work with the unit manager, department manager, and property strategist. You are used to working with external landlords and commercial premises as well as leasing agreements. Järfälla Municipality is transitioning to market rent for external tenants and has ongoing lease negotiations.

Job responsibilities:

• Participate in renegotiations and disputes with other property owners.
• Negotiate new lease agreements with external tenants.
• Participate in contract issues in the early stages of the community building process where the municipality rents premises from external property owners.
• Support and follow up with managers in management and contract issues.
• Be responsible for lease contacts.

You will have close collaboration with your colleagues in the management unit and internally within the municipality, as well as with tenants and property owners. Since the work involves internal and external contacts, it is important that you are clear, both in speech and writing, and that you are communicative and have social skills.

QUALIFICATIONS

To be successful in this role, we believe that you either have an academic education from a university, college, or vocational school in property, law, or another relevant field, as well as several years of experience in a similar role or other experience/education that we assess as equivalent.
